WHAT IS COMMERCIAL LEASING AND HOW DOES IT WORK?

Commercial leasing is the process of renting space for a business — retail stores, warehouses, restaurants, offices, medical practices, gyms, studios. Unlike renting an apartment, commercial leases are longer, more complex, and negotiated differently for every deal. There's no standard lease. Every term — the rent, the length, what the landlord pays, what you pay, how the space gets built out — is negotiated before you sign.

The asking price you see on a listing is never the final number. Rent, free rent periods, tenant improvement allowances, and lease length are all on the table. Most business owners don't know this going in, which means they often pay more than they should or sign terms that don't fit their business.

You have the concept and you're ready to find a space — but you've never signed a commercial lease before. The terminology is confusing, the process feels overwhelming, and you're not sure what you can afford, what size you need, or where to even start looking.

I start from scratch with you. We figure out your real all-in budget (base rent is never the whole number), the right size for your concept, and which San Antonio neighborhoods actually make sense for your business. I explain every step before you take it, and I make sure you don't sign something that works against you.

The Process
HOW COMMERCIAL LEASING WORKS — STEP BY STEP

Most people don't know what to expect. Here's the full picture from first conversation to keys in hand.

Discovery Call
We talk through your business, your budget, your timeline, and what you actually need in a space. Free, no obligation. Most people learn more in this one call than they expected.

Market Search
I pull available properties that fit your criteria — including off-market spaces that don't show up on public listings. I filter out the ones that don't work before you waste time touring them.

Tours
We tour the shortlist together. I point out things you wouldn't know to look for — ceiling heights, electrical capacity, HVAC condition, lease red flags, buildout costs — so you walk out of every tour with a real picture of what each space would actually cost to operate.

Letter of Intent (LOI)
Once you find the right space, we submit a Letter of Intent — a non-binding document outlining your proposed terms. This is where negotiation starts: rent, free rent, TI allowance, lease length, renewal options.

Lease Review
The landlord sends a full lease draft — typically 30–60 pages. I review it with you, flag every clause that matters, and push back on anything that doesn't match what we agreed to. I also recommend having a commercial real estate attorney review it before you sign.

Sign and Move In
You sign, the landlord signs, and the clock starts on your free rent period and buildout. This whole process typically takes 6–12 weeks from first tour to signed lease. Start earlier than you think you need to.

Plain answers to the questions I hear most. Commercial real estate has its own language — this is the translation.

What's the difference between NNN, MG, and Gross leases? +
NNN (Triple Net) means you pay base rent plus your share of property taxes, insurance, and common area maintenance — typically an extra $4–8/SF/year. Modified Gross (MG) is a middle ground — some operating expenses are included in your base rent, others you pay separately. Full Gross means the landlord covers all operating expenses. NNN is most common for retail and industrial. Always ask for a full breakdown of your all-in monthly cost.
